Protect Your Commercial Buildings from Water Damage Due to Plumbing Leaks

Plumbing leaks in properties with multiple stories, such as office buildings and hotels in the North Dallas area, can be more destructive if someone does not turn off the water supply immediately once the leak is found. The property damage that results can end up in business interruption loss, as well as potential liability claims by tenants, guests, and other property owners.


If the leak takes place within normal business hours and there is a maintenance staff present, they will typically shut off the water supply. However, if it happens after hours, and there is no maintenance stuff, the employees who are currently there may not know what they should do.

To minimize losses, it helps to know emergency water damage guidelines. The following steps can be taken to examine property and set procedures.

Examine your property
Begin by inspecting the following areas of the building at least once every month to look for dampness:

SERVPRO Cleans Up Flooded Building in North Dallas

SERVPRO of Metrocrest was called out to an emergency water damage at a high rise building in North Dallas on 8/16/2017 by the building's Chief Engineer.  An ERP (Emergency Response Plan) had been created by SERVPRO of Metrocrest for the building about 6 months prior to the water damage.  SERVPRO of Metrocrest arrived on site within 30 minutes of receiving the initial call for emergency water damage service.

The water had affected 2 floors of the building and about 7,000 square feet of the office space.  A refrigerator line bad busted over the weekend, and had affected the 6th and 7th floors of the North Dallas building.  SERVPRO of Metrocrest immediately began extracting water, in order to mitigate additional water damage to other floors of the building.  Drying equipment was setup to dry all affected flooring, ceilings, and walls.

All building materials affected were dried, and cleaned in 4 days, so the office tenants were back to business as usual.

SERVPRO of Metrocrest Performs Sewage Water Cleanup at Large Bank in Carrollton, TX

SERVPRO of Metrocrest Responds Immediately to Water Cleanup at a Commercial Building in Carrollton, TX

A sewage water backup occurred at a large bank in Carrollton, TX that affected over 7,000 sq ft of the 16,000 sq ft building. SERVPRO of Metrocrest responded after being notified by the property manager, and was on-site beginning cleanup within 20 minutes of the call.  

SERVPRO of Metrocrest production crew chiefs and technicians extracted all water, and then all flooring was treated with antimicrobial spray.  All affected wall base molding was removed, as was any other items that had come in contact with the water.  All flooring was then cleaned by SERVPRO of Metrocrest personnel.  Finally, SERVPRO of Metrocrest setup drying equipment to remove moisture from all non-porous surfaces in the building that were affected.

A handful of bank employees were able to get back to work in the affected building on the day after the sewage backup, due to the thorough cleaning and deodorization performed by SERVPRO of Metrocrest.  The Bank Manager told the SERVPRO of Metrocrest Production Manager that she could not believe the change from the day before.  She was very happy that they would be able to open for business the next day.

SERVPRO of Metrocrest was called at 9:48 pm to a flooded office building in Plano, TX.  The second floor water heater had busted and continued to run continuously to the first floor of the business for several hours before the water damage was discovered.  Over 6,000 sq ft of glue down carpet and tile floors were wet from the water damage.  SERVPRO of Metrocrest arrived on-site by 10:45 pm and extracted all standing water while moving office furniture and other miscellaneous contents.  Wet rugs were removed from the building, and transported to the SERVPRO of Metrocrest warehouse to be cleaned and dried out.  After extraction, SERVPRO of Metrocrest setup 10 LGR dehumidifiers and over 60 air movers to dry out the affected walls, ceiling, and floors.  SERVPRO of Metrocrest is ALWAYS ready when disaster strikes, whether it's a residential or commercial structure.  Call us when water and flood damage cleanup is needed at your home or business.
