The town of Addison’s service center had a water leak from a terrible rainstorm. The rain came in from the roof and leaked down through the ceiling, walls, and effected the flooring in a few offices. When the facilities manager noticed the water damage, they called the one company they can always count on, they called SERVPRO of Metrocrest. As soon as the facilities manage called our office to report their damage, our technicians were in their office within 30 minutes. The SERVPRO of Metrocrest tech walked the affected area with the facilities manager, and they made a game plan on how to get the water damage dry as effectively and quickly as possible. As soon as the plan was approved by the facilities manager, our tech got to work by first extracting the water out of the carpet and then setting up air movers and dehumidifiers to begin the drying process.

When it meets the drywall that makes up your interior walls and ceilings it can make them look unsightly — or worse, it can damage wallboard enough that it collapses and falls apart, which can cause huge homeowner headaches. - Poke a hole in it. As the circle of water in the ceiling expands, take a screwdriver, a drywall saw or any sharp utensil and poke a hole in the middle of the stain. A Coppell, TX family arrived home from work and school to find several rooms covered in water, drywall, and insulation. Roof tarps allow you to have a quick solution and a gap of time until better weather conditions allow for safe inspection and repair.
It seems like a good (sometimes cheap) idea to quickly cover the holes in the roof, stop a water leak, and sleep comfortable at night knowing that no rodents or other animals will enter your home or business through those holes.
Although a roof tarp has many benefits, we do not recommend it as a permanent solution to your problem, because:
- Some brands will wear out over time.
- It is a quick fix for a leaking roof, but it is only temporary. It can cause more trouble as time passes.

One of the most common plumbing problems is the toilet overflowing. When it happens, it always seems to be at the wrong time. Try these simple steps.
First, locate your water shut off valve near the base of your toilet. Turn the valve until the water shuts off to prevent additional overflow. If your toilet does not have one, open the tank and rig the float to stay in its position and not let any more water fill the tank.
Second, if water has spilled over and onto the floor, immediately remove it. Use towels to clean up a small amount but for larger amounts of water call SERVPRO of Metrocrest (972) 233-8400. We can extract water out of the flooring quickly to prevent damage to your home.
Next, if you know there’s a foreign object preventing the toilet from flushing, get some rubber gloves and try to remove it. Winter is in full swing. Whatever part of North Dallas you are in, most people are experiencing very cold or freezing temperatures this time of year. Everyone wonders what needs to be done to protect their pipes in freezing temperatures. It is important to protect your pipes and your plumbing system in cold weather. Dallas Water Damage Tips for Drying Out Your Home or Business

Floods and Water Damage affect your Dallas area house in 3 ways:
1. The water damages materials. Wallboard will disintegrate if it stays wet too long; wood can swell, warp, or rot; electrical parts can short out, malfunction, and cause fires or shock.
2. Mud, silt, and unknown contaminants in the water not only get everything dirty; they are also unhealthy.
3. Dampness promotes the growth of mildew, a mold or fungus that can grow on everything.
The following steps work on all three of these problems. It is very important to do these steps in order.
Lower the Humidity
Everything will dry more quickly and clean more easily if you can reduce the humidity in the house. There are many ways to lower the humidity and stop the rot and mildew. But you’ll have to delay using some methods if you have no electricity.
- Open up the house. If the humidity outside is lower than it is indoors, and if the weather permits, open all the doors and windows to exchange the moist indoor air for drier outdoor air. Your body will tell you if the humidity is lower outdoors. If the sun is out, it should be drier outside. If you have a thermometer with a humidity gauge, you can monitor the indoor and outdoor humidity. On the other hand, when temperatures drop at night, an open house is warmer and will draw moisture indoors. At night, and at other times when the humidity is higher outdoors, close up the house.
- Open closet and cabinet doors. Remove drawers to let air circulate. Drawers may stick because of swelling. Don’t try to force them. Help them dry by opening up the back of the cabinet so air can get into it. You will probably be able to remove the drawers as the cabinet dries out.
- Use fans. Fans help move the air and dry out your home. Do not use central air conditioning or the furnace blower if the ducts were under water. They will blow out dirty air that might contain contaminants from the sediment left in the duct work. Clean or hose out the ducts first.
- Run dehumidifiers. Dehumidifiers and window air conditioners will reduce the moisture, especially in closed-up areas.
- Use desiccants. Desiccants (materials that absorb moisture) are very useful in drying closets or other closed areas where air cannot move through. Desiccants like those listed below are usually available at hardware, grocery, or drug stores.

With excessive water in the crawl space, you have the related problem of mold. Mold loves to grow in places that have: a.) Moisture; b.) Lack of light. Both conditions perfectly describe a crawlspace. Mold will grow on the piers, joists, ducts, and other hard surfaces. But that's not all of the problem. Mold also grows on the "soft" materials, such as fiberglass insulation and on the plastic vapor barrier. When fiberglass insulation develops mold, it's impossible to clean off. Rip it out and replace it.
How landscape companies fix your problem.
The process described here basically sets up a perimeter within the crawlspace and seeks to capture the water trying to infiltrate the perimeter. When water hits this border, it is diverted into gravel-filled channels and fed by gravity to a sump pump. The sump pump then siphons up the water and purges it from the crawlspace.
What happens when they come into your house:
- Protect: Unless you can access your crawl space from the exterior, you will need to bring in materials through the house and down an access door. You will need to protect all walk areas with plastic. Or, to prevent slipping, you can use builder's or rosin paper.
- Remove Vapor Barrier: Your crawl space may already have a plastic vapor barrier. Remove this and discard.
- Dig Trench: Dig trench around entire interior foundation, using foundation as a guide. Trench should be between 8" and 24" from the foundation. If not, it may undermine the foundation.
- Lay Pipe: Lay down 3" socked flex perforated pipe through entire perimeter trench.
- Cover with Gravel: Cover with 1 1/2" drain rock.
- Spread Soil: What to do with all of that dug-up soil? Spread it evenly around crawl space.
- Install GFCI: Install a GFCI outlet in crawlspace.
- Install Sump Pump: At the low end of the perimeter trench, install a sump pump as recommended by manufacturer's directions.
- Discharge to Exterior: Sump pump to discharge perimeter trench water to outside.
- Install Vapor Barrier: Install 6 mil vapor barrier to prevent vapor transfer to crawlspace.
It's dumb, simple work. Still, you might be happier hiring a company.
It's hard work, especially if your crawl space is very low. Mine was between 4'6" and 5', which is pretty good. Even then, you have hundreds of pounds of drain rock and hundreds of feet of perforated pipe to move through the house. If you're not adept at electrical work, installing the GFCI for the sump pump can present a learning curve, too. Not an impossible DIY task, but you'll want to think long and hard before you take it on yourself.
Cost
Cost differs according to where you live and the size of your house (and the size of your problem; bigger or even multiple sump pumps may be needed). My house required 170' of perforated pipe and a single Zoeller 1/3 HP sump pump. I'd say it was a fairly average installation. Cost to hire a company, all materials and labor included (Fall 2009): $3,600. More recently, dealing with the purchase of a house that had standing water in the crawlspace, a few sources quoted a price of about $5,000.
How urgent?
Water mitigation and mold remediation companies will not agree, but you do have some leeway. Water can sit in the crawl space for a long time without having any adverse effect on your house. In the short term, you're dealing with mold on hard surfaces and perhaps some insulation needs to be removed and replaced. Over the long term, you're in for trouble: standing water can damage the house's foundation; wooden beams and joists begin to rot; and harmful strains of mold can develop. At the very least, you will be required to dry up the crawl space when it comes time to sell your house.
